Whether adding a single or double storey, house extensions are often a better alternative to moving home. We will prepare all the relevant drawings required to obtain Planning Permission and Building Regulations approval for your house extension project. Both approval certificates last 3 years, giving you ample time to obtain the recommended minimum of 3 quotes from local builders. They can also build from our drawings.

WILL I NEED PLANNING PERMISSION?
Not necessarily! Many houses can be extended under permitted devlopment as long as:
- You are not extending forward of the Principal Elevation (front)
- The extension is not larger than 50% of the land around your house
- It is a single storey rear or side extension under 4m high
- It is a single storey rear extension under 6m long for attached and 8m for detached (see note ☆)
- It is a single storey side extension less than half the width of the main house
- It is a single storey extension with eaves height under 3m if within 2m of a boundary
- You don't live in a designated area
- Permitted development rights haven't been removed
☆ The allowance recently doubled: for attached dwellings from 3 to 6 metres, and for detached dwellings from 4 to 8 metres. However, a process called the Neighbour Consultation Scheme has to be undertaken for large extensions (i.e. over 3m for attached and over 4m for detached), in which we have to provide the Local Planning Authority with a written description of the extension, a proposed site plan, and the address of any adjoining properties. There is a small fee for this process.
WHAT WILL IT COST?
For Construction costs this is a difficult question to answer accurately as the price will depend upon many factors, including size, features, quality of finish, and even the builder used. Builders will only be able to give accurate quotes once they have the approved Building Regs drawings. However, as a rough estimate it is common to assume a single storey extension will cost in the region of £1350 per square metre for a standard finish.
