Garages and Outbuildings are a great way of adding value and extra functionality to your property. We will prepare all the relevant drawings required to obtain Planning Permission and Building Regulations approval for your project. Both approval certificates last 3 years, giving you ample time to obtain the recommended minimum of 3 quotes from local builders. They can also build from our drawings. Note that sometimes building regs may not be required if the development is under 15-30 square metres and contains no sleeping accomodation, but attached garages do require building regs.
WILL I NEED PLANNING PERMISSION?
Not necessarily! Many garages and outbuildings can be erected under permitted devlopment as long as:
- The development is not forward of the principal elevation
- The development is single storey
- The eaves height is under 2.5m and ridge under 4m, or under 3m if flat roofed
- The development is under 2.5m high if within 2m of a boundary
- The development is less than 50% of your land curtailage
- The development isn't a self-contained living area
- You don't live in a designated area
- Permitted development rights haven't been removed
WHAT WILL IT COST?
For Construction costs this is a difficult question to answer accurately as the price will depend upon many factors, including size, features, quality of finish, and even the builder used. Builders will only be able to give accurate quotes once they have the approved Building Regs drawings. However, as a rough estimate it is common to assume an average garage or outbuilding will cost in the region of £1300.00 per square metre or upwards.
