• BARN CONVERSIONS DRAWINGS •
Barn Conversions are a great way of turning unused barns or outbuildings into habitable accomodation for living or letting for holiday homes. We will prepare all the relevant drawings required to obtain Planning Permission and Building Regulations approval for your project. Both approval certificates last 3 years, giving you ample time to obtain the recommended minimum of 3 quotes from local builders. They can also build from our drawings.
WILL I NEED PLANNING PERMISSION?
Not necessarily! Many barns can be converted under permitted devlopment as long as:
- The building was used for agricultural purposes on March 20th 2013, or prior to this date, but not since
- If built or brought into use on/after this, it has been in agricultural use for 10 years
- Any agricultural tenancy wasn't terminated within a year of the prior approval application, and it is no longer required for agricultural use
- You're not extending the building
- The total floorspace does not exceed 465 square metres
- Permitted development rights haven't been removed

Although planning isn't always needed, it is always wise to submit a Prior Approval Application to the Local Authorities.
WHAT WILL IT COST?
For Construction costs this is a difficult question to answer accurately as the price will depend upon many factors, including size, features, quality of finish, and even the builder used. Builders will only be able to give accurate quotes once they have the approved Building Regs drawings. However, as a rough estimate it is common to assume an average barn conversion will cost in the region of £1700.00 per square metre upwards.
